Instructions for end of Tenancy Cleaning & Apartment Maintenance

In accordance with fair rental practices and the Act on Residential Leases (481/1995), it is the tenant’s responsibility to look after the apartment with due care, an important part of which is regular cleaning of the unit. The tenant is responsible for the following procedures both during the tenancy and upon moving out:

KITCHEN

Cleaning and defrosting of the refrigarator and freezer

NB! Never leave the freezer to defrost when you move out. The water may cause moisture damage to the apartment. Plan to remain in the apartment until the refrigerator and freezer have fully defrosted.

Cleaning of built-in kitchen appliances

  • Cleaning the dishwasher and washing of filters/sieves

  • Cleaning the stove and oven

  • Cleaning the side and rear of the refrigerator and freezer (the appliances have to be moved for this)

  • Cleaning the bottom drawer of the stove and the oven trays and racks

  • Wiping surfaces, cupboard shelves and cabinets and removal of any stains

  • Cleaning of fresh- and stale-air vents and the cooker hood filter

  • Checking the lamps in the cooker hood and oven and replacing them if necessary

  • Wiping the area around the waste container and the cupboard under the sink and disposal of any waste

BATHROOM / WC

  • Wiping surfaces, cupboard shelves and cabinets and removal of any stains

  • Cleaning the floor drain

  • Washing the sink, toilet seat and sauna benches

  • Washing windows and cleaning venetian blinds

  • Wiping surfaces, cupboard shelves and cabinets and removal of any stains

  • Emptying and cleaning of other spaces used by the tenant, such as a storage area

  • Ensuring that the balcony/garden (if any) are in good condition and that their overall appearance is tidy.

  • Removal of waste, water and snow and mowing of grass that are part of the normal upkeep of the property

  • If you have your own washing machine, please remember to plug connections (water intake and drain connections).

PLEASE TAKE NOTICE

It is essential to use cleaning agents and tools that are appropriate for the surfaces being cleaned. Using the wrong cleaner or tool may damage surfaces.

No objects requiring large attachments (e.g. a flatscreen TV) may be mounted on the walls, ceiling or floor of the apartment. Nothing may be attached to fixed furnishings. No holes may be made in surfaces in the bathrooms. If such attachments are made, the landlord will have them repaired at the tenant’s expense. Tenants may hang objects on the wall using single, small painting hooks/nails.

Felt pads must be attached to the bottom of all furniture legs to prevent damage to floors.

The tenant is to regularly check for leaks in the plumbing connections for the washing machine and dishwasher, as well as taps and drain hoses. Any leaks are to be reported to the landlord and the building management company immediately. This also applies to sink traps in the apartment.

If the tenant wishes to remove or hook up a dishwasher during the tenancy, he/she must have this done by a professional. When a dishwasher is removed, the inlet and drain hoses must be plugged carefully.

No furniture or appliances may ever be left in the waste bin enclosure. The tenant must see to the appropriate disposal or recycling of such goods. When tenancy has ended, the apartment and any associated storage areas are to be turned over empty, cleaned and with windows washed. If the tenant has neglected the cleaning required, the landlord will see to the cleaning at his or her expense and bill the tenant for the costs in accordance with the schedule of charges.

When moving out, tenants must leave all fixtures and equipment in the condition they were in when moving in. This pertains to instructions for using appliances, window handles, plastic terminal junction boxes, upholstery, etc. Any electrical junction boxes/covers for lamps that have been removed must be replaced. The same applies to any lamps in place when the tenancy began. The light bulbs in the lamps must be functional.

Pricelist for services

If the apartment has been subject to more than ordinary wear and tear, if pets have caused extra wear and tear or if the end of tenancy cleaning has been inadequate, the tenant will be charged for repair/cleaning expenses. The tenant will also be billed for any equipment or furnishings missing from the apartment.

DEODORIZING

Odour removal/intensive tar cleaning (for removal of odours from tobacco, incense, deceased individuals, etc.). The procedure goes through all surfaces, applying an odour-/ grease-removing agent: cupboards, frames, doors, trim, walls, etc.

The service includes one day’s ozonation: €28,00 / m2.
